Fees payable by the tenant
For private individuals
The amount of the fees depends on the type of lease:
For companies
The fees correspond to 15% of the total rental amount incl. VAT.
Fees payable by the owner
1 - Marketing fees (for START, ESSENTIAL, CONFORT and PREMIUM offers):
Fees of 7.75% incl. VAT, deducted from the first month’s rent.
This amount includes the total application file preparation and lease drafting fees (3.6% incl. VAT) as well as marketing and negotiation fees, including financial flow management (4.15% incl. VAT).
2 - Property management fees:
- ESSENTIAL offer: 3.9% incl. VAT, spread over the duration of the lease.
- CONFORT offer: 7.9% incl. VAT, spread over the duration of the lease.
- PREMIUM offer: 12% incl. VAT, spread over the duration of the lease.
Unfurnished Rental
Fees payable by the tenant
The fees (property viewing, application file preparation, and lease drafting) are:
- €12.10 incl. VAT / m² of habitable surface area in very high-demand areas
- €10.09 incl. VAT / m² of habitable surface area in high-demand areas
- €8.07 incl. VAT / m² of habitable surface area outside high-demand areas, i.e. in the rest of the country
An additional €3.03 incl. VAT/m² may be charged for the preparation of the move-in inspection report.
Fees payable by the owner
- Marketing, application file preparation, and lease drafting fees: one month’s rent including charges
- Property management fees: 7.2% incl. VAT of the rent collected
Sale
Fees payable by the buyer
- For a purchase below €150,000: 7% incl. VAT of the sale price
- For a purchase between €150,000 and €400,000: €10,500 incl. VAT (7% incl. VAT of €150,000) + 6% incl. VAT of the amount above €150,000
- For a purchase between €400,000 and €900,000: €25,500 incl. VAT (7% incl. VAT of €150,000 + 6% of €250,000) + 5% incl. VAT of the amount above €400,000
- For a purchase above €900,000: €50,500 incl. VAT (7% incl. VAT of €150,000 + 6% of €250,000 + 5% of €500,000) + 4% incl. VAT of the amount above €900,000
