For unfurnished rentals, fees for services (visits, creating a dossier and drafting a lease agreement) stand at €12/m² VAT included to which €3/m² can be added for establishing the condition of the property.
Here is the list of documents you need to present for a complete rental dossier for an unfurnished property:
Rental charges (apportionable service charges) apply only to expenses directly affecting the tenant: waste removal tax, maintenance costs (cleaning of common areas, maintenance of green spaces such as a courtyard etc,) and minor reparations. These are concretely described in decree nº87-713 from 26th August 1987.)The provisional amount of charges is determined by the landlord according to the annual recoverable rent, which appears on the contract. When fees for the coproperty come to an end, the landlord regulates these fees: they invoice the refundable amount or returns the provisions to the tenant. The balancing of these fees can be positive or negative: if for example, the refundable amount is greater than the provision the tenant must make up the difference. In the case of the opposite, the landlord reimburses the tenant the difference, In the case of these charges changing during the tenancy, the provisions agreed upon can change, with the agreement of both contracted parties. It is in the best interest of both parties that this estimate be as correct as possible at the start of the tenancy.
