MyEDL is a property inspection application built from the day-to-day experience of Lodgis teams, who carry out thousands of check-in and check-out inspections across France every year. While traditional methods — paper documents, Word files, photos spread across multiple devices — were functional, the most significant challenge turned out not to be completing the inspection itself, but retrieving and comparing check-in and check-out records months later. The application was developed through sustained collaboration between property managers and software developers, with every feature grounded in real field situations rather than theoretical use cases. A 2026 survey of 127 landlords confirmed that over 90% still rely on traditional methods, while 86% expressed genuine interest in a dedicated digital solution — and identified the check-in to check-out comparison as their primary pain point. MyEDL centralises photos, observations and equipment records within a single platform, enables direct room-by-room photo tagging, automates report generation and captures electronic signatures. After several years of exclusive internal use and continuous improvement, Lodgis is now making the application available to landlords who manage their own inspections, offering them a tool proven in the field rather than a ready-made commercial product.

For many years, our teams worked like most real estate professionals: paper documents, Word files, photos taken on different devices, manual data entry, manual checks and extensive document archiving.

It was a process that worked, but one that required time—lots of it.

That's how the idea of creating our own application was born. Not to follow a technological trend, not to launch another subscription service, but simply to solve a challenge we faced ourselves every day.

This is the story of MyEDL.

The reality in the field

On paper, carrying out a property inspection seems straightforward.

In reality, it is often much more complex than it appears.

Every room must be described accurately, the condition of each fixture and fitting recorded, photos taken, signatures collected, documents stored, and all this information retrieved months later when the tenant moves out.

This preparation requires significant work on the ground. For landlords who carry out inspections themselves, it often begins as soon as they collect the keys and prepare the property for the tenant's arrival.

When hundreds of inspections are completed every month, even the smallest loss of time becomes significant.

But the biggest challenge is not always the one people expect.

Over the years, our teams realized that the greatest difficulty often arises several months after the tenant moves in: comparing the check-in inspection with the check-out inspection.

When you carry out a large number of property inspections, the appointment itself is not necessarily the hardest part. When property managers meet developers

At Lodgis, the idea of creating an app did not come from a marketing strategy—it came from the field.

Over the years, our property managers shared their needs, their challenges and the improvements they wanted to see in their day-to-day work.

Meanwhile, our IT teams faced a major challenge: turning these very practical needs into a tool that was simple, reliable and usable anywhere.

MyEDL was therefore born from close collaboration between our operational teams and our software developers.

Every feature was designed to address a real-life use case. Every improvement was tested by the people who perform inspections every day. Every update is the result of years of accumulated feedback.

Designing a tool for real estate professionals

This is probably what sets MyEDL apart from other applications available today: it wasn't designed for hypothetical users, but for professionals who carry out property inspections every single day.

The objective has never been to add as many features as possible, but to simplify the work of professionals carrying out property inspections.

What we learned from surveying our landlords

Before making the application available to a wider audience, we wanted to better understand how our landlords currently carry out their property inspections.

In spring 2026, we conducted a survey among 10,000 landlords to learn more about their inspection methods and their expectations regarding a digital solution.

The results* confirmed several of our assumptions.

Our first finding was that traditional methods remain by far the most common. More than 90% of respondents still primarily rely on paper documents, Word files or PDFs to carry out their property inspections.

Our second finding was that interest in a digital solution is genuine. 86% of the landlords surveyed said they were either interested in or open to using a dedicated property inspection application.

But the most interesting finding concerns the difficulties landlords face.

Contrary to what many people might expect, the biggest challenge is not writing the inspection report itself.

The issue mentioned most frequently is comparing the check-in inspection with the check-out inspection. This perfectly matches the challenges our own teams have been facing for years.

This challenge is actually at the heart of the check-out inspection, whose primary purpose is to compare the property's condition at the end of the tenancy with its condition at check-in in order to identify any differences or damage.

Over time, MyEDL has fundamentally transformed the way our teams carry out property inspections.

For our teams, centralizing all information represents a major time saver when preparing a tenant's check-out inspection. Photos, observations and equipment records remain accessible in just a few clicks, even months after the tenant moved in.
